New structure for an “old” retail park

After more than 40 years of different uses and in the course of a complete revitalization, the former center at Mannheimer Strasse 234 in the district Kaiserslautern-East has become an attractive center with more than 20 stores and service facilities. In September 2011, the retail park was launched under its new branding: with a broader range of tenants, modernized facade, new color and lighting concept, and enlarged food court. The people who live here are happy to accept the optimized offering, as evidenced by sales figures and visitor frequency. Both key figures have risen steadily since the revitalization. Until the revitalization, there were two major anchor tenants - Real and Modepark Röther, plus a small restaurant offering. With the revitalization, all rental spaces in the center were generously changed: The goal was to create more space for more tenants and clear wayfinding. Both have been achieved: Today, an inviting mall guides visitors through the center. The colors white and yellow dominate the new color concept. Efficient LED technology provides pleasant lighting and reduces power consumption by 70%.

Tenant mix

The anchor tenants have remained loyal to the location. Today, they are complemented by a large number of small specialty stores and service providers. Consumers can find all the articles they need for their everyday needs in an area of around 19,000 square meters. The new tenants include Aldi, Rossmann, Depot, Ernsting's Family and Apollo Optik. With such a broad base, the Pfalz Center has successfully been developed into the supply location in the east of Kaiserslautern and the neighboring region. End consumers are happy to accept the alternative to shopping in an urban environment with a stressful search for a parking space. The investment has paid off: retail sales in the modern retail park are growing at double-digit rates, and the Pfalz Center Kaiserslautern is perceived as a strong brand in the region.
