Repositioning with a view to new neighbors

The Durlach Center is located on the eastern outskirts of Karlsruhe, in close proximity to the motorway A5. Initially, in 1969, a Wertkauf with a total area of 20,000 m² was opened. Walmart followed in 1997 and, after their retreat, the property was converted into a retail park with Real as the anchor tenant. Since the acquisition by a fund managed by Nuveen Real Estate in 2012, the Durlach Center bears its present name. For some time now, new developments have begun to emerged in the catchment area of the established location. The new headquarters of dm-drogerie markt are being built in the immediate area. The new headquarters are currently under construction and is to be obtained in the spring of 2019. In addition, the municipal council has approved the establishment of IKEA in close proximity.

The Center

The Durlach Center has a sales area of approximately 20,000 m². The area is divided into 26 shops, including large-scale sales magnets such as Real, Saturn, Deichmann and BabyOne. Tenants from the service and food service sector complete the offer. There is also a petrol station, a car wash and a pitstop car service on the premises. The Durlach Center is fully rented out and enjoys a good reputation among the large chain stores. With a professional view considering the branch and tenant mix, it is clear that the Durlach Center, as a classic retail park, offers space for further product ranges. These include, among others, sports and drugstore products. Allt his means best conditions for renting out the 2,500 m² of the planned expansion. The area is divided into two specialist stores with approximately 1,500 m² and 1,000 m² of rental space. New tenants will move in after the completion of Decathlon and dm-drogerie markt.
